Location The property is in an elevated position and located on a hillside overlooking a beautiful valley of unspoilt fields and trees. Access is by a gravelled driveway with circular turning around mature cedar trees. The small hamlet of “La Conterie” contains around 10 houses scattered over a wide area. Fibre broadband was recently provided to the road in front of the house and can be connected upon request to the telecoms company concerned. The house already has basic broadband connected. Access A ten minute/6 km drive away is Verteillac with key amenities including primary school, bank, doctor, dentist, supermarket, hairdresser, garage, pharmacy, post office, 3 restaurants, 2 bars/cafes. A 20 minute/15km drive away is bustling Riberac, a larger market town with fuller amenities including 4 large supermarkets, large hardware store, many other shops, restaurants and cafes. It also features a very large outdoor market on Fridays The nearest airport is Bergerac, 70 minutes away and served by both Ryanair and British Airways. The large city of Bordeaux with its airport is under 2 hours away with flights from several airlines all year round. Other airports, about 2 hours away, are Limoges (Ryanair and Chalair) and Poitiers (Ryanair). If the popular port of Caen is used and travel by car from the UK required, the house is 5 hours away via the excellent French autoroute roads.

Exterior Garden is mostly to lawn with landscaped areas around the building. There are plum, fig and walnut trees adjacent to the main approach driveway. Within the grounds are 4 ruined farmhouses and barns with hazelnut, fig, walnut and plum trees. The ruins may offer potential for renovation. An above ground 10m x 5m x 1.5m deep swimming pool is installed with a large wooden decking area surrounding it. Adjacent to the pool is a recently built garage/workshop. Across the lane is a large field, purchased by the present owner to assure the beautiful views across the valley. There are open field views to the rear also.
Additional Details The house benefits from basic (copper wire) broadband, which provides adequate downloading and video streaming, but fibre has been laid in the adjacent road and can be connected by request. Mains water is connected and a new septic tank was installed in 2017 to comply with new regulations. The house has mains electricity and was wired by a qualified electrician throughout. Local taxes comprise those for domestic waste collection, taxe fonciere and tax habitation – these being subject to the buyers domicile/residence status. There is a butane gas fire water boiler heater servicing the downstairs sinks and shower.
